The middle case: repairs first

Plenty of roofs land in between: a failed pipe boot, a run of wind-lifted shingles, a flashing issue. Those need repair work before any treatment. The inspection maps it out, and treatment waits until the roof is sound.

Can rejuvenation delay a replacement I'll eventually need?

That's exactly what it's for. Most roofs are replaced early, not late. Treatment can push the real replacement date years out, so you pay for it once, when it's actually due.
