What is roof rejuvenation?

It's a treatment for aging asphalt shingles. We inspect the roof, prep and clean it, then apply a soy-based treatment that soaks into the shingles. It may help restore flexibility and improve the condition of shingles that have dried out. For qualifying roofs, it's a cost-effective option when the roof doesn't need replacement yet. How do I know if my roof qualifies?

Not every roof is a candidate. We inspect the shingles, penetrations, flashing, ventilation, and the whole roof system first. If rejuvenation isn't right for your roof, we'll tell you. See is my roof a candidate for what we look for.

How much does it cost?

It depends on your roof's size, pitch, accessibility, condition, and the prep work it needs. We give you a clear written estimate after we evaluate the roof. In many cases the price is a fraction of what a full replacement costs. Our cost guide walks through all five factors.

Is it cheaper than replacing my roof?

In many cases, yes. Rejuvenation can extend the useful life of a qualifying roof without the much higher cost of premature replacement. Compare the two options on our rejuvenation vs replacement page.

Will it stop a leaking roof?

No. Rejuvenation is not a substitute for repairs. Leaks, damaged flashing, missing shingles, and decking issues must be fixed before any treatment. That's part of why we inspect first. If your roof needs repair work, we'll tell you that instead.

How long does the application take?

Most homes are done in a day, and the treatment itself is absorbed in about an hour. The exact timing depends on roof size, pitch, and how much prep the surface needs. See how it works for the full sequence.

Is the treatment safe for my family, pets, and plants?

APEX-1132 is a soy-based product. SoyLei describes it as environmentally and family friendly, with no odors. We still prep the site carefully and keep overspray off landscaping. Read more on the soy-based treatment.

How often can a roof be treated?

SoyLei recommends a first treatment around three years after a roof is installed, with reapplication about every five years on qualifying roofs. Our annual checkup tracks when your roof is due.

Will rejuvenation affect my shingle manufacturer warranty?

It depends on your shingle brand and the age of your roof. Many older roofs are already past their original warranty window. Bring your paperwork to the assessment and we'll go through it together. We wrote up the details on our warranty questions page.

Do you do roof replacements or siding?

No. We only do asphalt shingle roof rejuvenation and the inspection, cleaning, and prep work around it. If your roof needs replacement, we'll tell you straight and you can hire a roofer you trust for that work.

What kinds of roofs do you treat?

Asphalt shingle roofs: both architectural shingles and 3-tab shingles. We don't treat metal, tile, slate, or flat membrane roofs.
