Is my roof a candidate?

Not every roof qualifies. That's why we inspect your roof first. If rejuvenation isn't right for your roof, we'll tell you. Here's what qualifying actually looks like, so you know what we're checking before we ever climb your ladder.

A good candidate looks like this

  • Asphalt shingles: architectural or 3-tab.
  • Aging on the surface: granule loss, fading, early stiffness. The stuff on our signs page.
  • A shingle mat that still flexes instead of cracking.
  • No active leaks, sound flashing and penetrations, workable ventilation.
  • Decking that's solid underfoot.

These disqualify a roof, full stop

  • Active leaks. Repairs come first, always. Treatment never fixes a leak.
  • Shingles brittle through the mat, cracking when lifted.
  • Widespread storm or impact damage.
  • Rotted or soft decking.
  • Metal, tile, slate, or flat membrane roofs. We treat asphalt shingles only.

Why we're strict about it

A treatment sold to a roof that can't benefit is the fastest way to burn a customer and a reputation. Turning those roofs away is what makes our yes mean something. What's the ideal age for treatment?

There's no magic number, but the sweet spot is a roof that's showing early aging while the mat is still sound. SoyLei suggests a first treatment as early as three years after installation for preservation.

My roof was treated by another company years ago. Can it qualify again?

Possibly. Reapplication about every five years is part of SoyLei's guidance. The inspection tells us how the roof has held up and whether another cycle makes sense.
