THE PROBLEM
Your roof isn't done. It's dried out.
Asphalt shingles are made with oils that keep them flexible. Sun, heat, and coastal weather bake those oils out. The shingle gets stiff. It sheds granules, fades, and starts to crack. Most Hampton Roads roofs show these signs by year 12 to 15, long before the decking or structure has a problem.
Replacing a roof at that stage means paying for a full tear-off while most of the roof system still has life in it. Rejuvenation takes the other path: put the flexibility back into the shingles you already own. Start with the signs your roof is aging, or go straight to a roof inspection and get answers for your exact roof.

- Granules in your guttersThe protective grit is washing off. That's the shingle wearing thin.
- Bald spotsPatches where the surface looks smooth or shiny mean granule loss is advanced.
- Fading colorUV rays bleach dried-out shingles. Fading is sun damage you can see.
- Brittle or curling shinglesShingles that crack or lift at the edges have lost the oils that kept them flexible.
THE PROCESS
How it works
Three steps, in a set order. The inspection always comes first, because the honest answer comes first.
01
Inspect
We walk the whole roof. Shingles, flashing, penetrations, ventilation. If your roof doesn't qualify, we tell you on the spot and explain why.
02
Prep and clean
Debris and surface grime come off. Small issues get flagged. A clean, sound surface is what lets the treatment soak in evenly.
03
Treat
We apply the APEX-1132 soy-based treatment across every shingle. It absorbs in about an hour, with no odor and no mess left behind.
THE TREATMENT
A soy-based treatment that works from the inside out

This isn't paint, and it isn't a sealant that sits on top. APEX-1132 is a soy-based treatment engineered to soak into aged asphalt and re-disperse the compounds that keep a shingle flexible. SoyLei's testing shows treated shingles behave a lot more like new ones.
50%
Better granule retention in SoyLei's third-party testing.
68%
Less flame spread in SoyLei's fire testing.
~1 hr
Absorbs and is rain-safe fast. No odors. Family friendly.
Performance figures come from SoyLei lab and third-party testing of APEX-1132. Results vary by roof age and condition. That is one more reason we inspect before we recommend anything.

- Roof sizeMore square footage means more treatment and more time.
- PitchSteep roofs take extra safety setup and slower, more careful work.
- AccessibilityTight lots, tall stories, and tricky access add setup time.
- ConditionThe age and state of your shingles affects how much treatment they drink.
- Prep requiredDebris, moss, and cleaning needs vary roof to roof.

COASTAL VIRGINIA
Hampton Roads is hard on a roof
SUN
UV and heat
Long summers bake the oils out of asphalt shingles. UV exposure is the main reason coastal roofs dry out early.
SALT + HUMIDITY
Coastal air
Salt air and humidity feed algae streaks and speed up surface wear, especially within a few miles of the water.
STORMS
Nor'easters and hurricane season
Wind works brittle shingles loose. Flexible shingles grip and flex. Dried-out ones crack and let go.
QUESTIONS
Straight answers to common questions
What is roof rejuvenation?
It's a treatment for aging asphalt shingles. We inspect the roof, prep and clean it, then apply a soy-based treatment that soaks into the shingles. It may help restore flexibility and improve the condition of shingles that have dried out. For qualifying roofs, it's a cost-effective option when the roof doesn't need replacement yet. Read more on our roof rejuvenation page.
How do I know if my roof qualifies?
Not every roof is a candidate. We inspect the shingles, penetrations, flashing, ventilation, and the whole roof system first. If rejuvenation isn't right for your roof, we'll tell you. See is my roof a candidate for what we look for.
How much does it cost?
It depends on your roof's size, pitch, accessibility, condition, and the prep work it needs. We give you a clear written estimate after we evaluate the roof. In many cases the price is a fraction of what a full replacement costs. Our cost guide walks through all five factors.
Is it cheaper than replacing my roof?
In many cases, yes. Rejuvenation can extend the useful life of a qualifying roof without the much higher cost of premature replacement. Compare the two options on our rejuvenation vs replacement page.
Will it stop a leaking roof?
No. Rejuvenation is not a substitute for repairs. Leaks, damaged flashing, missing shingles, and decking issues must be fixed before any treatment. That's part of why we inspect first. If your roof needs repair work, we'll tell you that instead.
