Will Roof Rejuvenation Affect My Shingle Warranty?
Smart question, usually asked with a worried face. The honest answer is that it depends on paperwork most homeowners haven't read since the roof went on. Let's fix that.
How shingle warranties actually age
Manufacturer warranties are strongest early and thinner every year after. Most prorate: full coverage for an initial window, then declining value tied to the roof's age. Many also carry conditions on ventilation, installation, and maintenance that decide claims more often than the headline term does.
Here's the part that reframes the whole question: the roofs that are good candidates for rejuvenation are usually 10 to 15 years old or more. By then, many warranties have prorated down to a fraction of their original value, or lapsed on a transfer of ownership. Homeowners are often protecting a warranty that's mostly already gone.
What treatment does and doesn't touch
The treatment absorbs into the shingle without changing its structure, adding a film, or altering its appearance, which is different in kind from modifications like coatings or paint. Whether your specific manufacturer's language treats it as a modification depends on that manufacturer's terms. Nobody, us included, should hand-wave that for you.
The only responsible process
- Find your warranty paperwork, or the shingle brand and install year if that's all you have.
- Bring it to the free assessment.
- We read the terms together before you decide anything.
- If treatment and your coverage genuinely conflict, you'll know before a drop is sprayed.
We wrote more on this, including what accountability looks like from us as a new local company, on the warranty questions page.
The bottom line
Don't let anyone rush you past this question, and don't let fear of it cost you years of roof life either. Paperwork first, then decision. Not every roof qualifies. That's why we inspect your roof first. If rejuvenation isn't right for your roof, we'll tell you. Bring the documents to a free assessment and we'll sort it out together.
