Does Roof Rejuvenation Actually Work?

Fair question, and the right one to ask first. A treatment that promises to bring an aging roof back sounds like something sold from the back of a truck. So let's take it apart honestly: what the evidence says, what the treatment can't do, and how to protect yourself from the versions of this that really are snake oil.

What the testing shows

The product we use, SoyLei's APEX-1132, has third-party test results behind it. The headline findings: treated shingles measured flexibility close to new shingles, granule retention improved by up to 50%, and flame spread dropped 68%. SoyLei's assessment puts the added roof life around six years per application, with reapplication about every five years.

Performance figures come from SoyLei lab and third-party testing of APEX-1132. Results vary by roof age and condition. That is one more reason we inspect before we recommend anything.

The mechanism isn't magic. Asphalt shingles stiffen because sun and heat bake out the compounds that keep them flexible. The treatment absorbs into the shingle and re-disperses those compounds. We wrote up the chemistry in plain English on the treatment page.

What it can't do

Here's where honest companies separate from the rest. Rejuvenation does not:

• Stop leaks. Leaks are repair work, full stop.
• Fix damage. Cracked, missing, or storm-torn shingles stay that way.
• Save a roof that's brittle through the mat. Past a point, no treatment helps.

How to not get burned

Whoever you hire, us included, hold them to this list:

• They inspect before they quote, and they turn some roofs away.
• They can name the product and show its testing, not just say "our formula."
• They put the price and scope in writing before work starts.
• They'll tell you when repairs or replacement is the better answer.
